The rental guarantee in Brussels

Maximum amount, form, refund.

• For leases concluded or renewed since 1 November 2024, the guarantee cannot exceed two months’ rent, excluding charges.
• It can no longer be paid to the landlord in cash.
• The landlord refunds it within two months after the tenant leaves.
• For older leases, the previous rules on amount and form still apply. The two-month refund applies to every lease.
